Clear limits while AlugaCerta is being prepared.
These terms cover the public preview and controlled invited-host onboarding. They are not final marketplace booking or host-commercial terms.

Demo stays and reviews are identified as illustrative and can never accept a booking request. An operator-reviewed host listing may appear with its RNAL number, published price and controlled calendar. AlugaCerta has a private booking-request workflow for controlled testing, but its public switch is off. A request or host acceptance is not a confirmed reservation and creates no payment obligation while payments remain unavailable.
Prices and local taxes
A verified listing stores a versioned accommodation price, cleaning fee, minimum stay, cancellation wording and a database-enforced €0 guest service fee. Demo figures remain illustrative. A production checkout must still show the final payable price, including calculable taxes and compulsory charges, before a guest places an order. Coimbra currently applies a municipal tourist tax with age and other exemptions; the booking service needs a verified calculation and collection process before claiming that the final payable amount is complete.
Booking requests, payments and cancellation terms
The implemented request record preserves the property, contracting trader, RNAL number, dates, guests, published price version, €0 guest service fee, cancellation wording, guest-terms version and privacy-notice version shown when the request is sent. The host may accept or reject a request; acceptance only moves it to payment pending. Once live payments are certified, a reservation is confirmed only after a signature-verified provider event records the exact EUR amount as paid. Card and bank credentials stay with Stripe. Dated non-residential accommodation is generally excluded from the statutory 14-day withdrawal right, so checkout requires a separate acknowledgement and keeps the applicable cancellation policy visible.
Invited host applications
An invited applicant may create a private host-verification record and upload the requested identity, authority, RNAL, insurance and tax evidence. The applicant must be an adult, have authority to provide the information and keep it accurate. An application does not create a host agreement, approve a listing or make a property public. AlugaCerta may request replacement evidence, reject an incomplete or ineligible application, or withdraw access where information cannot be verified. Applicants can withdraw before a final decision and can ask support about a decision.
Host and listing controls
Host approval, listing approval and publication are separate recorded decisions. Published listings display the RNAL number and the trader details supplied through verified onboarding; private drafts and paused listings are not guest-accessible. The service records the registration declaration required by EU short-term-rental compliance-by-design rules. Authoritative register integrations, recurring checks and the activity-data reporting connection remain launch gates. Digital Services Act obligations still require final assessment against the operator's size and status.
Complaints and disputes
The operator must implement a documented complaints process and register for Portugal's electronic complaints book before trading. Portuguese consumer law also requires clear information about available or mandatory alternative dispute-resolution entities. The official list identifies the Centro de Arbitragem de Conflitos de Consumo da Região de Coimbra for contracts in Penela, Coimbra and Lousã; the final terms must confirm its precise application to the operator and each contract. The former EU Online Dispute Resolution platform was discontinued in 2025 and is not an active complaints route.
Accessible service
E-commerce services have been within Portugal's European Accessibility Act regime since 28 June 2025, subject to the statutory microenterprise exemption and other limited exceptions. AlugaCerta is testing to an accessible standard regardless, but a final legal assessment depends on the operator's size and the production service.
Acceptable use
Use the site and invited onboarding only for lawful evaluation and verification. Do not disrupt the service, probe accounts or infrastructure, automate abusive requests, upload malicious files, or submit another person's information without authority.
Support communications
Use the private support workspace for booking and account issues. Email and WhatsApp channels will be displayed only after verified operator contact details are connected. Platform support is not an emergency service and must never be used to share payment-card details, passwords, identity documents or unnecessary sensitive information.
Production terms still required
Before real bookings or commercial hosting open, AlugaCerta needs lawyer-approved terms covering the operating entity, host relationship, marketplace role, host commission, provider charges, cancellations, refunds, complaints, liability, Portuguese consumer law and dispute resolution. An approved pre-launch application does not replace the final host agreement. Payment, refund, dispute, ledger, privacy-case and restricted statutory-reporting foundations are implemented behind locked gates; a registered operator, approved Stripe Connect account, live signed-webhook tests, accountant-approved treatment, staffed support and certified authority filing processes remain required.
